Shane Sandefer is a proven business law transactional advisor, regulatory counselor, Registered Professional Engineer, and title agent who navigates local, regional, and national industrial, renewable energy businesses, individuals, and other organizations through real estate, finance, and environmental transactions and other regulatory challenges. He thrives in assembling the pieces of the often complex commercial puzzle his client seeks to achieve – all with a dedication to ensuring the result reflects their distinct vision.
Shane brings decades of experience to advising on industrial, renewable energy, and commercial real estate transactions, title insurance matters, general preparation and negotiation, regulatory proceedings, solar and wetlands permitting, wetlands mitigation, and state and federal environmental initiatives. He delivers comprehensive legal solutions to sales, leasing, property law, purchase and sale agreements, environmental assessments, and wetlands issues, as well as guides clients through the many aspects of environmental regulatory law, including permitting, compliance, enforcement, and transactional matters.
Shane is personally dedicated to ensuring his clients understand their legal options at every turn. Whether Shane is involved in a pipeline acquisition, easement issues, or advising on regulatory change, he is a pragmatist at the core. After many years of hands-on skill and successful practice as both an engineer and legal advisor, Shane brings a deep bench of technological and legal know-how to industrial and commercial projects of all kinds. He understands, from first-hand and earned experience, how such initiatives are conceived, designed, constructed, and executed from all angles. Shane is very aware of the potential obstructions to progress for such endeavors and delivers legal advice that reflects this multi-dimensional perspective.
Notably, Shane serves as a title agent for First American Title Insurance Company, Fidelity National Title Insurance Company, Chicago Title Insurance Company, and Stewart Title Guaranty Company.
Prior to the law, Shane worked as a Project Engineer for Turner Environmental and as a Senior Staff Engineer for URS. He also served as an Assistant Project Manager for Cajun Constructors and worked in the Hazardous Waste Enforcement group at the Louisiana Department of Environmental Quality.
A Registered Professional Engineer, Shane assisted various municipal, commercial, and industrial clients with environmental permitting, wetlands permitting, solid and hazardous waste management and remediation, environmental sampling, geotechnical engineering design, geotechnical investigations, watershed modeling, and hydraulic design.
- Ongoing representation of clients in the development of a liquefied natural gas export facilities including acquisition of land via purchase or ground lease, real estate title examination, issuance of title insurance policies, ALTA survey review, privatization of multiple public roads, relocation of existing third-party pipeline infrastructure, and other miscellaneous real estate matters.
- Representing multiple utility scale solar project developers in real estate matters, including title examination, ALTA survey review, title curative work, lease negotiations, servitudes (easements), accommodation agreements with mineral owners, and other real estate aspects.
- Representing multiple energy companies with project financing and the associated pipeline acquisition and construction. Assisting with the real estate and associated financing for the transaction as well as other matters associated with the development of the projects.
